 Programming

Programming helps to define just what the client needs. This phase provides a basis to make informed decisions regarding the requirements and projected needs for space and budgeting purposes.

It provides detailed information to guide building design to be right-sized and highly efficient Our programming efforts begin with an in-depth look at our clients and how they work, including:

Understanding what departments or components would benefit from being located within close proximity to each other
Determining what resources can easily and effectively be shared
Special technical requirements
Types of space and furnishings currently used as well as what would be desirable


After a thorough review in conjunction with the client, our project team establishes a program and schedule. This is typically delivered with early concepts to facilitate taking a project to the next level.

 Cost Control

Vimez projects has developed cost control procedures for the design of buildings that have led the firm to be well-respected within the construction industry.

These procedures cover project design and construction to ensure that buildings are completed within their allotted budgets
Working closely with the project quantity surveyor, we are able to continually evaluate a project’s program/cost coordination through all project phases to enable informed and timely decision-making by our clients and the entire project team.

Cost control techniques include program budget analysis, value engineering, life-cycle cost analysis and quantity-based estimating. We rely on an open-book, inclusive process that demonstrates the costs and benefits of varying design options. This budget confirmation process starts in the earliest stages of the project, when design and engineering alternatives have the greatest potential impact on costs.

Our design teams analyze client goals, technical requirements, alternative building concepts, construction costs and long-term operational costs to define the optimum scope within the budget, ensuring long-term flexibility and value.
